Moral dilemma

OK, I gotta decide, I need to talk to one of my 2 neighboors who are realtors, but I can't decide what one...

choice one: Lived here forever, I've done work for him for quite a while, he has helped me look at stuff in the past, but dosn't seem to get past where he was 10 years ago.

choice two: only been arround 5-6 years (or so) but has built her own real estate company and gone from one or two agents to several........ Obviously knows how to run a buisness for success and probably has more connections...

Oh yeah, this is for a commercial property I'd like to start a Photography buisness in, I think #2 is a better option, but I feel bad about not buying from #1

Which ever you go with, I'd start out by leasing a place. Then in a few years if your buisness is booming you can buy and relocate.

Mike- Usually I'd say you-got-it, but in this case it has a house on the property that I could live in, enough room to park all my equipment (I have 2-3 autos at home and 2 good sized trailers) plus it is a bit of a local landmark, if I tell anyone the name of the previous buisness then if they have been arround here for a while they will know exactley where it is, so I figure name recognition is important, I'd only buy if I could use part of the old name.

Go with number one. Why? Just because number two is good at business/making money doesn't mean they are looking out for you. You have experience with number one, they will treat you well.

My mom used to be a realtor but gave up because she had problems balancing the desire to make money and the desire to make her clients happy.

Some people like to keep their businesses small. Sometimes the profit margins are higher, even if the gross is lower, and that usually means less work. There are other reasons. ...or he may just be incompetent.

I'd go with #1. #2 might have the bigger company but that means that #1 can focus more of thier time on your needs because they have less people they are working with. BTW, I am a realtor myself.

If you already have the property picked out then all you need the agent for is paper work, so it's not a matter of who will do a better job. Go with the person you like best on a personal level.

I guess the real difference is that #2 seems to have a better idea of how to cerate cash flow, and have more connections in the community... to spread word of a buisness, but I gotta do more homework to see what it would take to make it a profitable buisness.
