I'd replace the tires and let it go. As to a transmission cooler and filter, there's a good chance it already has a Subaru retrofit filter in place; look for a fuel filter-looking canister inside the frame rail below the battery. In the long term, you do want a filter on a '92 with the original transmission and radiator. But if you're selling, you might as well let that be the buyer's concern.
