Windows go up but not down

So my windows have been acting up recently. I noticed the other day that I could not roll down my passenger front window, yet when I try to roll it up I can hear the motor. When trying to roll the window down, no noise happens at all. This happens using both the master window switch and the passenger switch, so it's definitely not the switches.
Just yesterday this also happened to my driver rear window as well.
Are my regulators/motors going out? Do I need to replace the whole assemblies or just rebuild them so they roll down again?
